The Construction Manager will lead large and small scale maintenance, remodel and facilities upkeep projects for various sites. This position will manage project scope, plan development and subcontractor personnel, and will be responsible for resource allocation and management, status and issuing reporting, vendor/contractor relationships and price and schedule negotiations. In this role, an employee will be expected to develop and demonstrate proficiency in regards to the essential functions of the job found below.


- Ability to independently apply fundamental engineering concepts to practical situations.
- Develop and maintain a list of suppliers and subcontractors.
- Work closely with building specialists such as architects, engineers, and a variety of trade workers to ensure a seamless project delivery.
- Responsible for obtaining necessary permits and licenses
- Communicate with clients, municipalities, and agencies as directed.
- Ensure suppliers and subcontractors offer good quality, timely performance, and competitive pricing.
- Develop competitive and effective cost proposals based on preliminary designs.
- Develop and secure supplier purchase orders and subcontracts.
- Ensure projects are completed on time and on budget
- Document activities during the construction process.
- Schedule work and monitor performance of suppliers and subcontractors.
- Take appropriate action to achieve project budget and schedule objectives.
- Identify changes in project scope and negotiate contract amendments.
- Consult with the project design engineer to resolve conflicts or unforeseen conditions in a timely and economical manner.
- Maintain positive relationships with customers during the construction process. Review and verify the relevant engineering and procurement planning system, procedures and tools.
- Report on work progress and budget matters to team.
- Be acquainted with construction methods and technologies, and be able to understand contracts and technical drawings.
- Perform construction observations and oversee construction personnel and activities onsite.
- Follow up on and monitor all schedule development.
- Participate in developing progress reports.
- Provide schedule analysis and variance analysis.
- Perform cost analysis on materials, labor and other resources.
- Strong communication skills.
- Be deadline driven and skilled at time management
- Excellent written and oral communication skills.
- Exceptional organizational skills.

Day to Day

- Three plus (3+) years of experience in construction management.
- Experience in planning project budgets and tracking expenses through the life of the project.
- Experience in civil engineering and site improvements projects.
- Familiar with building construction (primarily Assembly type occupancies)
- Strong proficiency in Microsoft Office (Excel, Word), and project scheduling software (Microsoft Project)
